A recent article in Hotel News Resource noted how modular construction is changing the commercial real estate industry. While this article focuses primarily on residential and commercial spaces built in indoor environments, it does a great job of highlight the larger benefits of the Off Site Construction approach in general.
As the article points out, modular construction is a growing solution, with the industry doubling in size over the past five years in the US. The article states, “Modular construction lends itself to projects where uniformity is the norm, such as chain hotels; student, senior and affordable housing; or office buildings. “
The piece quotes Bruce Greenfield, a principal at California-based Architects Orange, who references why hotel companies are increasingly turning to modular construction, “They like the quality control aspect. Factories know how to build to a hotel brand’s standards, and that saves training a new crew of field people every time.” That aspect – reliability and repeatability – is even more important with complex mechanical/electrical systems, where consistency and quality are critical.
The article does highlight some of the challenges with modular construction for residential housing – including the importance of engaging modular providers early in the project.
